Gutter Cleaning in Chattanooga, TN

Gutter cleaning and brightening in Chattanooga
Chattanooga Washing Co. handles gutter cleaning in Chattanooga from the ladder and by hand: leaves, pine needles, seed pods and shingle grit scooped out of every run, then each downspout flushed and checked for flow. We do the outside too, with gutter brightening that removes the black tiger stripes and green film from aluminum gutter faces, plus soft washing for the fascia and soffits behind them. Our crew cleans gutters on one, two and three story homes, and commercial gutters on offices, churches and retail centers with hi-lift equipment. Because gutters carry everything that rinses off the roof, a clean-out pairs naturally with a roof soft wash or a house wash.
Chattanooga Washing Co. provides gutter cleaning, downspout flushing and gutter brightening to Chattanooga and surrounding Tennessee and North Georgia cities, including Signal Mountain, Soddy-Daisy, Harrison, Hixson, Red Bank, Ooltewah, Lookout Mountain and Ringgold. If the roof above the gutters has black streaks, see our roof cleaning service.

Types of gutter cleaning we offer
Gutter work splits into the inside, which is what blocks the water, and the outside, which is what stains the face. Most Chattanooga homes need both every couple of years.
Gutter clean-out
Our crew scoops leaves, needles, seed pods and roof grit out of every run, working toward the downspouts. Debris goes into bags, not into your beds. Local crews treat twice a year as the baseline, late spring and after leaf fall, and that schedule keeps water from spilling over the front edge on most Chattanooga homes.
Downspout flushing
Clogged downspouts are where most overflow starts, usually at the elbows. We flush each downspout with a hose and clear packed debris from the bottom elbow and the leader. HomeAdvisor lists downspout flushing as a $50 to $100 add-on nationally; we include standard flushing with every clean-out and price underground drain lines separately.
Gutter brightening
Gutter brightening, also sold locally as tiger stripe removal, takes the black streaks off the outside face of aluminum gutters. Those stripes don't rinse off with water. We apply a dedicated gutter cleaner, work it in by hand and rinse, so white, bronze and almond gutters look close to new. It's one of the cheapest ways to sharpen the front of a house.
Soffit and fascia cleaning
Overflowing gutters stain the fascia board behind them, and the soffit below collects mildew, wasp nests and cobwebs. While the ladders are up, we soft wash fascia and soffits at low pressure with the same 0.5-2% sodium hypochlorite mix we use on siding, so the trim matches the clean gutters instead of showing a line.
Two-story and three-story gutter cleaning
Tall walls, steep lots and gutters over decks or walkout basements are where homeowners get hurt. Our crew sets extension ladders with standoffs that rest on the roof, not the gutter, and works from the roof edge only where the pitch allows. A three-story run costs more because of setup time, not because the gutter itself is any bigger.
Commercial gutter cleaning
Office parks, churches, apartment buildings and retail centers have long box gutters and leader heads that clog the same way. Our hi-lift equipment reaches buildings up to 10 stories, and commercial gutters can go on a service agreement so they're cleaned every spring and fall without anyone on staff having to remember.
Gutter cleaning with a roof wash
A roof soft wash sends dead algae, moss and lichen into the gutters, so we clear them at the end of every roof job. Booking the clean-out and the roof wash together saves a second ladder setup, and the gutters go into Chattanooga's wet December to March stretch empty, when each month brings more than 5 inches of rain.
Spring pollen and seed pod clean-out
April brings tree pollen, catkins and helicopter seeds that pack gutters fast. Chattanooga ranks #26 of 100 metros in AAFA's 2026 Allergy Capitals report, and the yellow paste pollen forms in a gutter holds water like a sponge. A late-spring clean-out clears it before July, the stormiest month, which averages about 5 inches of rain.
How much does gutter cleaning cost in Chattanooga?
Gutter cleaning in Chattanooga typically costs $149 to $299 for most one and two story homes, with three-story homes and heavy debris running higher. HomeAdvisor's 2026 national range is $119 to $234, averaging $168, or $0.95 to $2.25 per linear foot, and a 2026 Chattanooga cost guide puts local prices at $125 to $350.
| Job | Low | Typical | High |
|---|---|---|---|
| One-story home, up to 150 linear ft | $149 | $179 | $229 |
| Two-story home, up to 200 linear ft | $199 | $249 | $299 |
| Three-story home or steep lot | $279 | $329 | $399 |
| Gutter brightening, outside faces (add) | $99 | $149 | $199 |
| Clean-out added to a roof or house wash | $99 | $129 | $179 |
These are typical starting ranges, and we confirm the final price before work starts. Linear footage, height, roof pitch and how tightly the gutters are packed matter most.
How often should you clean gutters in Chattanooga?
Most Chattanooga homes need gutter cleaning twice a year, once in late spring after the pollen and seed drop and once after the leaves come down in late fall. Homes under tall oaks and pines, or on wooded ridges, may need a third visit. A house with no trees close to the roof can often go a year between cleanings.
Rain is why the timing matters. Chattanooga averages 55 inches a year, with December through March each bringing more than 5 inches and July thunderstorms close behind. A clogged gutter in that weather spills over the front edge, soaks the fascia, splashes red clay onto the siding and dumps water right against the foundation.
Gutter guards come up often. We don't sell or install them. Guards cut down on leaves but still collect pine needles, pollen and roof grit on top, and the gutter under them still needs occasional cleaning. If you already have guards, we clean them and the gutter below on the same visit, at our normal clean-out pricing.
How our gutter cleaning visit works
- Estimate
Send the address and a few photos for a faster quote. We price by linear footage and height, and add brightening if you want the faces cleaned.
- Clean out by hand
Ladders go up with standoffs to protect the gutters, and every run is scooped out by hand into bags, from the far end toward the downspout.
- Flush and test
Each downspout is flushed with a hose and checked for flow, and any elbow that won't clear gets opened up and cleaned.
- Brighten and wrap up
If you booked brightening, the faces get cleaned and rinsed. We tidy up below and send photos of the gutters, plus any loose hangers or leaking seams.

Gutter cleaning FAQ
What happens if you don't clean your gutters?
Water spills over the front edge instead of draining to the downspouts. In a city that gets 55 inches of rain a year, that means soaked fascia and soffit boards, red clay splashed onto siding, washed-out flower beds and water pooling at the foundation. Packed gutters also get heavy and pull their hangers loose.
Is gutter brightening the same as gutter cleaning?
No. Gutter cleaning clears leaves and debris from inside the gutter so water drains. Gutter brightening cleans the outside face, taking off the black tiger stripes and green film that water alone won't move. Many Chattanooga homeowners book both on one visit, since the ladders are already set up and the price drops.
Do you install gutter guards or repair gutters?
No. We don't sell or install gutter guards, and we don't repair or replace gutters. We clean gutters, downspouts and existing guards, flush the system and brighten the outside faces. If we spot loose hangers, leaking seams or a sagging run, we photograph it so you can have it fixed by a gutter installer.
How long does gutter cleaning take?
Most one-story homes take about an hour, and most two-story homes take 1.5 to 3 hours, depending on footage, pitch and how packed the gutters are. Adding gutter brightening adds roughly an hour. You don't need to be home if we can reach an outdoor spigot and the backyard.
Can you clean gutters on a steep or three-story house?
Yes. Tall walls and steep lots take more setup but are routine work for our crew. We use extension ladders with standoffs on homes, and hi-lift equipment that reaches up to 10 stories on commercial buildings. Three-story homes typically start around $279 because of the extra setup time.
When is the best time to clean gutters in Chattanooga?
Late spring and early winter. A May or June clean-out clears pollen, seed pods and catkins before July's thunderstorms, and a December clean-out removes fall leaves before the December to March rains, the wettest stretch of Chattanooga's year. Heavily wooded lots may need one more visit in mid-fall.
